Yay back to up early. Oh joy.

I got some advice from a rather unexpected place yesterday. It turned out to be some pretty useful advice too. A while back I had asked X1 for some real estate advice. Look, of all the things I have seen her do in the last 35 years, this one she seems to be good at doing. What the hell, right? If you have a cousin that you hate who's a doctor, it's still sometimes easier to ask him questions instead of paying the copay. Know what I mean? Anyway, I asked for some help, she responded, that's that. Well yesterday I get a text from her that she is sitting in a seminar and she is learning about something she thinks could help me. It's called a 203(K) FHA loan. It's meant to streamline and help get foreclosures or otherwise damaged property off the market. It allows you to finance up to 110% of the appraised value of a home in need of a minimum of $5000 in repairs. We have seen some fixer uppers that we just don't even look at because we didn't think we'd have the money. If we can leverage this type of loan to get into something maybe a little less put together then that's a good option. Not great mind you, but good. For the first time I have some hope that being in a home isn't a pipe dream. There's actually a chance. We shall see what comes of this.

Help comes from the weirdest places sometimes if you're just open to it.

Spent the day working on my docs. Got one class 100% complete and about 10% on the next one. I should get to 60% or so by EOD Friday. We shall see. After class I ate some food as we needed to leave at 6 for B's group. She is REALLY benefiting from this group. I once again sat in a car for two hours watching stuff on my tablet, but it's worth it if she finally has found some folks who can help her with some of her HSP issues. I am really happy about this.

Got back home around 9:30 and I pretty much had to go right to bed. I ended up going to bed at 10 and tossing and turning until 11 so I am going on about 5 hours of sleep right now. Whatever. I can deal with it. 1/2 day class 15 people today. Wish me luck.
